Sheetz sets Wawa’s lawn. Again.

The sheetz, based in Altoona, wants to build a new convenience store in Thorndale on the site of a former Ritus Aid, which was closed after the pharmacy chain based in Philadelphia in 2023.

Sheetz suggests destroying the former pharmacy on the 3807 Lincoln Highway near the intersection with Bondsville Road and building a 6,139 square meter business with passages and petrol station on the other side of the highway from a Wawa. Sheetz expects the business to open the business in September 2026, according to the documents that the Inquirer received through the right to knowledge.

The proposal was first reported by the Philadelphia Business Journal. At this point in time, Shetz has expressed “provisional interest” in the project, but has not yet submitted a formal application, said Don Vymazal, Manager of Township.

As with every project, the planning commission would have to go through, show that it meets the zoning requirements and ultimately receives the approval of the commissioner’s chosen representative.

“We look forward to the public feedback on this and every project,” said Vymazal.

Sheetz did not respond to a request for comments.

The property is owned by NNN Reit Inc., a publicly traded real estate investment trust based in Orlando, according to Chester County Property Records. NNN has thousands of shops across the country.

Sellz’s proposal is made, since the company has also expressed interest in building a business in Limerick Township at a crossing that was already served by Wawa. In February, Sheetz presented plans to the local officials in the municipality of Montgomery County.

Sheetz runs 740 shops in six states. In Pennsylvania it is a stronger presence in the western part of the state, while Wawa in Delaware County is the larger player in the Philadelphia region. Sheetz ‘closest shops in Philadelphia are near reading.

Wawa opened his first Central Pennsylvania Convenience Store in September near the Harrisburg International Airport. The privately held company has announced that it will open up to 40 shops in this region in the next few years. WAWA operates around 1,100 locations in 10 states and Washington. The chain did not respond to a request for comments.
