Vandalia officials are working with the developer on the proposed residential development

The city’s planning commission recommended the council deny the application, which would facilitate a proposal to build a new housing development with about 174 single-family homes.

The City Council then submitted the application after hearing concerns from residents who opposed the proposed lot sizes and potential issues with increased traffic and burden on the Vandalia-Butler School District.

Some residents also claimed that the proposed development would fit better into a different zoning code that would require lower density development.

Vandalia Assistant City Manager Rob Cron said discussions are ongoing with the developer to explore various options for the proposed development.

The 85-hectare site consists of three parcels, the majority of which are currently vacant. There is a single-family home on the site that will be “integrated into the development,” according to documents.

The location is south of Interstate 70, north of Little York Road. To the west are the Foxfire subdivision and various single-family residential properties. There are several commercial areas in the east, but most of them are empty.

Addison Properties’ proposal indicates a gross density of 2.05 housing units per acre, according to documents. While the requested RSF-4 zoning supports higher density, the developer claims the proposal reflects a lower density that is more similar to the RSF-1 zoning that allows for 2.03 UPA.

Planning Commission documents indicate the developer would need to expand a portion of South Brown School Road, consistent with developments in Copperfield, Park Place and along Stonequarry.
