It was recently listed by Aryana Oveissi of Christie’s International Real Estate Group for $6.5 million and is looking for its next owner.

Equipped with a federal winery license, this unique property features 165 acres of developable space, an established 10.5-acre vineyard producing 12 varietals, a 5,000-square-foot tasting room, and several functional outbuildings including a butcher shop, mechanic shop, office, and more.

Much of the property also generates income, according to Oveissi, as 150 acres of developable land and three farm buildings are rented from the previous owner for $42,175 per year.

“That could be a huge bonus because if you just want to be in the wine business, a lot of the heavy work on the farm is already done by someone else,” she said.

Oveissi said the winery was last purchased in 2015 for $1.35 million and was created as a passion project between father and son. She said the duo dreamed of making their own wine and spent years converting what was originally farmland into a working winery.

“What a lot of people don’t know is that you can’t plant vines and expect there to be grapes to make wine the next season. It takes years to make sure the soil is conducive, and you cultivate the grapes through trials and errors,” she said. “There’s so much time, effort and money that goes into it, and these guys just did it.”

Oveissi said the duo also hired a Napa Valley winemaker to help them develop the vineyard and even developed an entire brand for their business, known as 27 Winery and Vineyard.

She said the next owner will receive all of the wine inventory currently on the property and can choose to either introduce that existing brand or create their own brand. Additionally, Oveissi said the winemaker wants to stay to support the next owners in the vineyard.

The property also includes a charming 11,000 square foot mansion with 11 bedrooms and five bathrooms. This historic farmhouse dates back to 1780 and needs some maintenance. It can be used as a private residence for the next owner or converted into a bed and breakfast or wedding reception venue.

“It definitely needs a facelift but it has loads of character. It could be converted into a bed-and-breakfast, which I think would be an amazing addition to the town and the property,” Oveissi said. “It would also be a huge bonus if you could make a winery visit not just an hour-long event, but a weekend-long event by letting guests stay in a beautiful room in this historic mansion.”

She said the property could also be subdivided up to three times, giving the next owner the option to add two more residential buildings.

“There is so much potential and there is so much that someone could do here,” Oveissi said. “You need a dollar and a dream, and then you can keep doing it.”
