Mini mixed-use project at 8325 Beverly Boulevard

A single-story commercial building in Beverly Grove will make way for a mixed-use residential building, according to a new application filed with the Los Angeles Department of City Planning.

South Park Group’s proposed project for a corner lot at 8325 W. Beverly Boulevard calls for the construction of a new four-story building with 12 studios, one- and two-bedroom apartments on approximately 2,200 square feet of commercial space.

Among the requested claims are incentives for transit-oriented communities to allow a larger structure than would otherwise be permitted by zoning rules. In return, an apartment would be made available for rent to an extremely low-income tenant.

Additionally, the project utilizes the provisions of AB 2097 to propose that no parking is permitted on the site.

Plus Architects is designing the modern low-rise building, which will include a rooftop terrace with amenities.

Beverly Grove-based South Park Group is currently building a larger mixed-use project not far east at 8000 Beverly Boulevard – a six-story building with 56 apartments and commercial space.

The developer reportedly purchased the 8325 Beverly property in 2022 for $3 million.
